The Pitfalls of choosing the wrong conveyancing service 
Beware of using supermarkets and online web-sites – even some legal advisers - who say they offer a service they call conveyancing, because they are often only providing the procedural part, not the complete service. They may also use teams of legally unqualified operators. 

Check the small print! Very often an estate agent will recommend a particular conveyancer because the conveyancer is paying the estate agent a fee for referrals. Those conveyancers often don’t have the time or resources to keep in close contact with you unless they require something essential like a bill paying.  And they may not have the resources to deal with properties involving a complicated legal issue (not very helpful if you only find out when you are half-way through buying!).
